One of the things I’ve learned over the years is that plumbing problems don’t always start where you see the water.

Recently, we were called to a home in the Windrose neighborhood of Spring because the homeowner noticed something unusual.

The upstairs hall bathroom sink wasn’t draining properly.

Even worse…

Water was leaking out from underneath the sink.

Most of us would immediately assume the sink drain was the problem.

Makes sense, right?

Well…not always.

Plumbing Is Like Being a Detective

When our technician arrived, he didn’t stop at the sink.

He went into the attic.

Why?

Because sometimes the symptoms are downstairs, but the real problem is overhead.

Sure enough, the air conditioner’s condensate drain had become blocked.

Water had backed up into the emergency drain pan underneath the air conditioning unit.

The clogged condensate line was contributing to the drainage issues, and while we were there, we cleared the blockage, vacuumed the primary drain line, installed a new P-trap under the bathroom sink, and tested everything to make sure it was flowing properly again.

Before leaving, we also poured vinegar through the primary condensate drain to help clean the line and confirmed it was draining correctly.

The Gross Part Nobody Wants to See

Fair warning…

It’s not pretty.

Hair.

Sludge.

Condensation buildup.

The slimy mess that slowly builds up inside AC condensate drains is something homeowners rarely think about until water starts showing up where it shouldn’t.

That little drain line quietly removes gallons of condensation every single day during our hot Texas summers.

If it becomes clogged, the water has nowhere to go.

And water always finds a way.

One More Thing We Found

While inspecting the system, our technician noticed another issue.

The emergency drain pan under the air conditioning unit had significant rust buildup.

It hadn’t failed yet.

But it was definitely showing its age.

We recommended the homeowner have their HVAC company inspect the pan and consider replacing it before it becomes another source of water damage.

Sometimes preventing the next problem is just as important as fixing today’s problem.

A Little Maintenance Can Save a Lot of Money

Many homeowners don’t realize their air conditioner has a drain.

Or that it needs maintenance.

Just like your plumbing system, your AC condensate drain needs a little attention every now and then.

A simple preventative cleaning can help keep water flowing where it’s supposed to go instead of ending up on your ceiling, inside your walls, or under your bathroom sink.

Water is wonderful…

As long as it stays where it’s supposed to.

If you’ve noticed slow drains, water around your air conditioner, or water showing up where it shouldn’t, don’t ignore it.

Small problems have a way of becoming expensive ones.
